DSCR Loan Qualification Guide

How DSCR is calculated, what lenders look for beyond the ratio, and how to qualify for a DSCR loan as a real estate investor without tax returns or W-2s.

What DSCR Means and Why It Matters

DSCR = Monthly Gross Rent ÷ Monthly PITIA
  • DSCR of 1.0 = income exactly covers the payment (break-even)
  • DSCR of 1.25 = income is 25% above the payment (comfortable cushion)
  • DSCR below 1.0 = property doesn't generate enough to cover the mortgage

Most lenders require a minimum DSCR of 1.0. The best rates are available at 1.25+.

What DSCR Lenders Actually Look At Beyond the Ratio

  • Credit score: 620+ for most programs. 680+ for the best rates. Some programs accept 580+.
  • LTV: Most DSCR programs go to 80% LTV (20% down). Some go to 75%.
  • Property type: SFR, 2–4 units, condos, and 5+ unit multifamily all work. Condotels and co-ops are harder.
  • Lease: A current signed lease is standard. For vacancies, lenders use market rent.
  • Short-term rentals: Many lenders now accept Airbnb and VRBO income. They typically use 12 months of STR income history or market rent.

Why DSCR Loans Are the Default for Real Estate Investors

No income documentation. No W-2s. No tax returns. No debt-to-income calculation based on personal income. For investors with multiple properties and complex income, DSCR eliminates the most common approval barriers.

There's also no limit on the number of DSCR loans you can hold simultaneously. Conventional loans cap most investors at 10 financed properties. DSCR investors commonly hold 20, 30, or 50+ properties.

How to Improve a DSCR That Comes In Below 1.0

  • Increase down payment (lower loan = lower payment = better DSCR)
  • Find a property where rent is higher relative to price
  • Look for a sub-1.0 DSCR program (these exist but carry higher rates)
  • Wait until you can increase rent to market rate before refinancing
